Manhattan's skyline is being reshaped by AI companies scrambling for office space, and Anthropic is leading the charge. The company just leased a 16-story office building in Hudson Yards, planning to double its New York City team to 1,000 people this year. The new digs at 330 Hudson Street span about 466,000 square feet — a staggering 30x increase from its previous 15,500-square-foot office.
This isn't a one-off. Manhattan is in the midst of an AI leasing frenzy. Real estate firm Cushman & Wakefield reports that AI companies leased 1.03 million square feet of office space in Manhattan during the first quarter of 2026 alone — already surpassing the total for all of 2025. AI's share of tech office leasing in the borough has skyrocketed from 20.9% in 2024 to 55.9%.
Anthropic isn't the only player. OpenAI and legal AI startup Harvey have also snapped up large offices in Manhattan in recent months.
